Rental Policy
FAMILY GROUPS ONLY
The policy of Edisto Realty and our Homeowners is that we only allow rentals to Family Groups. Edisto Beach is a very family oriented vacation area with restaurants and attractions geared toward family fun. Our policy states that Edisto Realty will only rent to family groups, married groups, responsible adults over the age of 25(proof of age is required) Anyone under the age of 25 and/or unrelated young people (high school students, college/fraternity/sorority groups) are prohibited from renting through Edisto Realty.
Any reservation that has been made under false pretense will not be allowed access to the rental property and there will be no refunds of any monies paid.
CHECK IN TIME
All rentals check in or after 4:00pm
Absolutely no rental home or villa will be available for check in prior to 4:00pm. Each home is inspected by Edisto Realty and Cleaning Staff to make sure that the rental property is ready for your arrival. If your vacation plans require an early arrival at Edisto Beach please stop by Edisto Realty for information on what to do until your rental property is available. Please do not stop at the rental property. If our staff notices a vehicle or people at the rental property a delay will occur in the inspection and/or cleaning which will cause a late check in for your vacation.
If you plan to arrive late, after office hours, please call Edisto Realty for instructions on where to pick up your Welcome Packet.
A Welcome Packet is available for each arrival included will be 2 keys to the rental property, an Edisto Beach map with the rental property located, A Welcome to Edisto Beach general information letter and other forms that will make your stay with Edisto Realty most enjoyable.

Please know that Edisto Realty will do everything in our power to make sure that you have a trouble free vacation:
Maintenance
While Edisto Realty cannot guarantee Heat/Cool Systems, Water Heaters, Cable TV Service, Phone Service, Electric Service, please know that we will respond in a timely manner to make sure that service and/or appliance operation is restored. There will be no refunds or discounts for failures or problems.
Construction
Remodeling, new construction, or just repairs continue year round. Edisto Realty and or the Homeowner is not responsible for informing a rental guest if the rental property is near a construction site. We will be glad to call the contractor and find out for you: how long the building will take, their starting times, and to control the noise level only if you let Edisto Realty know. There will be no refunds or discounts for being near a construction site.
Property Availability
If for some unforeseen circumstance your rental property becomes unavailable, please know that Edisto Realty will contact you immediately to discuss lodging alternatives either with another Edisto Realty property or with another Rental Agency. Edisto Realty will make every effort to find a property that will meet your vacation requirements (price range, size, locations, sleeping, etc.). However Edisto Realty cannot be held responsible if there are no other suitable accommodations available for your vacation dates.
Acts of God
Edisto Realty and the Homeowner can not be held responsible for any act of God that would make the rental property or access to the Town of Edisto Beach unavailable for your occupancy.
Advertising Errors
Errors in this Rental Guide, on the Website or on the Reservation forms concerning the rental property, its amenities and/or description are subject to change without notice.
All Rights are Reserved by Edisto Realty that no portion of this Rental Guide, or the Website or any supporting Reservation material may be reproduced in any form or by any means without the written permission of Edisto Realty.
CHECK OUT All rentals check out at 10:00am
All rental property must be vacated by 10:00am. Please return all keys to our office, 1405 Palmetto Blvd. If you are leaving Edisto Beach when the office is closed, please put your keys in the Drop-Box. To ensure the prompt and full refund of the Security Deposit, refer to the Departure Cleaning requirements that will be posted in the rental property.
METHOD OF PAYMENT
Edisto Realty accepts MasterCard, Visa, Discover or Bank Debit Cards. Personal checks are only accepted if received 10 days prior to your arrival. Edisto Realty will accept Cashier & Certified Check at Check In. PERSONAL CHECKS WILL NOT BE ACCEPTED AT TIME OF CHECK-IN
To make your final payment by Credit Card, please call our office at least 10 days prior to your arrival. Edisto Realty will not automatically use the credit card we have on file without your approval for each transaction.
When mailing a check, please include your Reservation Number on the check. Edisto Realty will accept payments from different parties within your vacation group please have them include the Reservation Number on the check.
There is a $50 Service Fee charged for all Returned Checks.
SECURITY DEPOSIT
Security Deposits are due with the final payment. They are held to ensure that there is no damage to the property and that the home was left in a clean condition (an Optional Departure Clean Service is available for a Fee) and that no other violation of the Edisto Realty Rental Policy occurred during your stay. We reserve the right to apply the Security Deposit to offset expenses or administrative fees.
The refund of the Security Deposit is based upon the method of your final payment. Final payments made with either Cash, Check, Traveler Checks, Certified or Cashier Funds will be issued by the 15th of following business month after your departure (i.e. Check out in August Payment will be issued in September). Final payments by credit or debit card will be issued back to the last card number that was used for the final payment.
Or Optional Damage Waiver Edisto Realty established an optional accidental damage waiver in 2005. This is not an insurance policy and should not be confused with the Travel Insurance or the Security Deposit. You can elect to have charged to your reservation a non-refundable Damage Waiver of $50 in place of the standard Security Deposit.
The Damage Waiver will cover you and any member of your family staying in the with any accidental damaged up to $1,000.00. This covers any unintentional damaged during your occupancy. This is a one-time fee and is non-refundable.
Any Pet damage in a Pet Home is not covered by this Damage Waiver. All damage must be reported immediately to Edisto Realty. Please call our office to have this Damage Waiver added to your reservation and the Security Deposit remove.
CANCELLATIONS
Once a decision has been made that youcan not keep your confirmed Rental Agreement with Edisto Realty, please call the office (1-800-868-5398) immediately. Cancellations are not accepted by e-mail. All monies paid to Edisto Realty are held in the Edisto Realty Trust Account
If the property re-rents for the same length of time and for the same rental amount and Edisto Realty has received a Deposit a full refund, less the Reservation Fee, Travel Insurance, Sales Taxes and any other Extras Paid, will be issued. If your Reservation Payment was made by Check a Refund Check will be issued by the 15th of the next business month. If the payment was done with a Credit Card or Bank Debit Card, the refund will go back onto the last card used within 15 days.
If the property does not re-rent all monies paid are forfeited and become income for the homeowner.
These rules apply to all cancellations, regardless of the reason for cancellation.
A Travel Insurance Protection Plan (Trip Insurance) is available at 6% of the base rental amount and is optional. The Travel Insurance can be added to your Reservation and must be paid at the time of adding, up to 30 days in advance of your arrival.
