Edisto Sales & Rentals Realty Rental Policy

CHECK-IN TIME 4:00 pm

CHECK-OUT TIME 10:00 am


RESERVATION CHARGES & PAYMENT OPTIONS: Charges include rental rate, taxes, reservation fee, damage waiver, and optional charges that may include trip interruption insurance, pet fees, elevator use fees, departure clean service, etc. At the time of booking 50% of the Reservation Total is due. The balance is due 30 days prior to arrival. Unpaid balances will be automatically processed to the credit card on file on the reservation arrival date. Visa, MasterCard, Discover, American Express credit and debit cards are accepted. Personal checks are only accepted if received 30 days prior to check-in. Please include the reservation number on the check. PERSONAL CHECKS WILL NOT BE ACCEPTED AT TIME OF CHECK-IN. A $50 Service Fee will be charged for returned checks.


The policy of Edisto Realty and our Homeowners is to only allow rentals to family groups, married groups, and responsible adults over the age of 25 (proof of age is required). Anyone under the age of 25 and/or unrelated young people (high school students, college/fraternity/sorority groups) are prohibited from renting through Edisto Realty. In order to have a “special event” at a rental property you must contact an Edisto Realty Event Specialist for the specific terms of an event rental, and to complete the necessary Contract. WE DO NOT RENT TO HOUSE PARTIES. “Special Event” rentals require an additional function fee, departure clean fee, and security deposit. Not all properties are available for rental for a “special event”. Any reservation that is made under false pretense will not be allowed access to the rental property and there will be no refunds of any monies paid. Edisto Realty has the right to evict at will.


CANCELLATION POLICY: Applies to any cancellation, regardless of the reason for cancellation. Please contact Edisto Realty as quickly as possible if it becomes necessary to cancel a reservation. If the property re-rents for the same length of time, and for the same rental amount, a refund will be issued excluding the Reservation Fee and optional Trip Interruption Insurance if purchased. If payment is made with a check, a refund check will be issued for the refund. If a credit card was used for payment the refund will be returned to the card. If the property does not re-rent all monies paid are forfeited and become income for the property owner.


MOVING A RESERVATION: Once a reservation is booked and confirmed with the deposit payment, the obligation is to that specific property, for the booked dates. Reservations and funds paid may not be moved to another property or to other dates unless the original property and dates have re-booked and confirmed.


TRIP INTERRUPTION INSURANCE: While we hope everyone has a trouble free vacation, Trip Interruption Insurance is available to cover monetary losses due to unexpected circumstances such as accident or illness, and even includes coverage for mandatory hurricane evacuations. After several years of weathering hurricanes and the associated refunds, our homeowners have asked that mandatory evacuation refunds be processed only at their discretion. Fortunately, trip insurance is an affordable option for peace of mind. Trip Interruption Insurance is available as a reservation option and must be added to, and paid for, prior to making the final reservation payment.


DAMAGE WAIVER: All reservations are subject to a non-refundable accidental Damage Waiver fee. The Damage Waiver is not an insurance policy but is a non-refundable fee that will cover up to $1000 of accidental damage reported/disclosed to Edisto Sales & Rentals Realty during your occupancy. Unreported damages found upon inspection will void the Damage Waiver, and the full cost of repair or replacement becomes the responsibility of the Guest, and will be billed to the Guest. Accidental damage is defined as unintentional damage. The Damage Waiver does not cover pet damage that occurs in a pet friendly property.


LOST & FOUND: Any personal item left behind by the departing guest is not the responsibility of Edisto Realty, its staff, or any subcontractor. Edisto Realty will not store found items. They will be given to a local charity.


DISCLAIMER:
  • Edisto Realty cannot guarantee HVAC, water heaters, CATV service, phone, internet & electric service, etc. but Edisto Realty will respond in a timely manner to ensure that service and/or appliance operation is restored. There will be no refunds or discounts for failures or problems.

  • Remodeling, new construction, and home improvements continue year round in our community. Neither Edisto Realty nor its Homeowners are responsible for informing a rental guest if the rental property is near a ‘construction site’, and no refunds or discounts will be given for rentals near such sites.

  • If for some unforeseen circumstance your rental property becomes unavailable, Edisto Realty will contact you immediately to discuss lodging alternatives. Edisto Realty will make every effort to find a property that will meet your vacation requirements (price range, size, location, etc). However, Edisto Realty cannot be held responsible if there are no other suitable accommodations available for your vacation dates.

  • Edisto Realty and the Homeowner cannot be held responsible for any ‘Act of God’ that would make the rental property or access to the Town of Edisto Beach unavailable for your occupancy.

  • Errors in the Edisto Realty Rental Guide, on www.edistorealty.com, or on any reservation form concerning the rental property, its amenities and/or description are subject to change without notice. Edisto Realty reserves all rights and no portion of any materials from said company may be reproduced in any form, or by any means, without the written permission of Edisto Realty. Rental property description and pictures are subject to change between time of booking and reservation dates. Edisto Realty is not liable.


LIMITATION OF RESDIES, DAMAGES, AND IDEMNITY: In the event Owner is unable to deliver the Property to Guest under this Agreement for any reason whatsoever, Guest hereby agrees Owner's sole liability is the full refund of all consideration previously tendered by Guest pursuant to the terms of this Agreement, and Guest expressly acknowledges in no event shall Owner be held liable for any consequential or secondary damages, including but not limited to any expenses incurred as a result of moving, for any damage, destruction or loss. Guest also agrees that in the case of a double-booking, loss of management of unit or occupancy by Owner, Guest will be entitled to a full refund of all consideration previously tendered by Guest if Edisto Sales and Rentals Realty is unable to re-locate Guest to another Property managed by Agent. The Guest agrees to release and indemnify the Owner and Edisto Sales and Rentals Realty from and against liability for injury to the Guest or any member of Guest's household or Guests of Guest to the Property resulting from any cause whatsoever. Guest understands that in all negotiations regarding subject Property, Edisto Sales and Rentals Realty will be representing the best interest of the Owner of the subject property. This agreement shall be governed by and interpreted in accordance with the laws of the State of South Carolina. By paying a reservation deposit, you have agreed to all policies and regulations described herein. Non-enforcement of any one stipulation does not void other stipulations of this Agreement.


TO WAIVE AND RELEASE, INDEMNIFY, HOLD HARMLESS and forever discharge Edisto Sales & Rentals Realty LLC and owners of the rental property and its members, agents, employees, officers, directors, affiliates, successors and assigns, of and from any and all claims, demands, debts, contracts, expenses, causes of action, lawsuits, damages, and liabilities, of every kind and nature, whether known or unknown, in law or equity, the Guest/Signee agrees: 1) The use of a swimming pool, hot tub, dock, pier, deck, porch, balcony or elevator may be considered inherently dangerous and may cause serious grievous injuries including bodily injury, damage to personal property and/or death. 2) The Guest, their children, heirs, assigns and next of kin waiver all claims for damages, injuries and death sustained to the Guest, their children and any minors for which the Guest is legally responsible or any member of his/her party. 3) To assume any risk, and take full responsibility and waive any claims of personal injury, death or damage to personal property associated with use of this property and its equipment in any manner, form or fashion. 4) to WAIVE AND RELEASE even after termination of the activities conducted on the premises whether by agreement, by operation of law, or otherwise.


REPAIRS & REFUNDS: Edisto Realty makes every effort to ensure our customers the most enjoyable vacation ever. Refunds are NOT made due to mechanical failure of equipment. Any necessary repairs will be made as quickly as possible. One of the trials of living on a Barrier Island is that parts and repairs can sometimes take longer than you would reasonably expect at your own home. Please remember, the earlier a problem is reported, the quicker it can be resolved.


INTERNET: Please understand that due to the unique nature of our Barrier Island maintaining access can be a challenge. Edisto Realty will not be responsible for restoring internet service in rental properties. It is strongly recommended that you bring a ‘mobile hotspot’ device especially if internet access is critical during your stay. Rental Guests are not permitted to change or set-up passwords on any provided service. No refunds will be considered due to the failure of internet service in rental properties. Community hot spots are available at most local businesses.


VACATION NECESSITIES:
  • Rental Houses - Linens, paper products, condiments, and cleaning supplies are not furnished.

  • Rental Condos - Bay Creek, 2 BR Club Cottage, Driftwood, Oak Grove, Oristo Lodge, Palmetto Walk, Retreat, and Sea Cloud villas have linens and the departure cleaning included. 3BR Club Cottage, King Cotton, Magnolia Walk, Shelter Cove, and Summerwind villas include departure cleaning, but will NOT have linens. Call for linen rental information.


PET POLICY: Pets are allowed only in “Pet Friendly” properties. A non-refundable pet fee is charged and may vary in amount charged. Any unauthorized pet at any rental property (indoors or outside) will have to be removed immediately. Some owners will require eviction of the tenant without refund. The Town of Edisto Beach has leash laws that govern pets. Please contact Edisto Realty for current laws. The owners of these properties request the following items be honored so renters can continue to have pets accompany them on family vacation.

  • A vacation home is a strange home for your pet. Do not leave the animal unattended during your stay and take all precautions to prevent behavioral problems such as chewing, scratching and barking.

  • It is required that all pets be treated with a flea preventative before arriving at Edisto.

  • Animals are not allowed on furniture. Please bring bedding for your animal to sleep on during their vacation, and to make them feel comfortable in their new surroundings.

  • Wet animals are not allowed in rental properties. Bathe your dog washing all sand and salt-water off, and then allow the animal to dry outdoors before entering the rental property.

  • It is the renter’s responsibility to clean up all pet hair prior to departure. A cleaning fee will be assessed if excessive pet hair is left in a property.

  • Renters will be held responsible for any damage caused by a pet. Damage Waivers and Security Deposits do not cover damage caused by an animal.


Check In is at 4:00 pm. No rental home or condo will be available for check-in prior to 4:00 pm. If your vacation plans require an early arrival at Edisto Beach please stop by our office for information on the check-in procedure. Please DO NOT stop at the rental property. Cars or people at the rental property will delay the cleaning and inspection services and may cause a late check in for your vacation. If you plan to arrive after 5:00 pm please contact Edisto Realty for late arrival instructions.


Check Out is at 10:00 am.. Return all keys to the Edisto Realty office. If you leave when the office is closed, keys may be placed in the Key Box on the front porch of the office. Cleaning requirements will be provided in your Arrival Packet.


By submitting a deposit to confirm a reservation, Guest agrees to the terms and conditions set forth in the Edisto Sales & Rentals Realty Rental Policy.
